Why a building inspection in Tarneit?
Tarneit is one of the fastest-growing new-build corridors in Melbourne, with most current housing stock dating from 2010 onwards. Estates have rolled out in waves — Tarneit West, Riverdale, Habitat, Newgate, and a dozen others. Almost every home is brick veneer on a slab, single or double storey, built to current National Construction Code standards but with a build quality that varies dramatically between volume builders.
Tarneit’s defining inspection issue is reactive clay soil. The clay layer is heavy, deep and very active — it swells when wet and shrinks when dry. Slab and footing movement shows up as internal wall cracks, gaps at cornices, sticking doors, drummy tiles and floors out of level. On homes still in their two-year structural maintenance period, this is the single biggest source of warranty claims.
Many Tarneit homes are still inside the builder’s structural warranty. That makes stage inspections during construction — base, frame, lock-up, fixing and pre-handover — genuinely valuable. Catching defects before plaster goes up is far cheaper than chasing a warranty claim two years later.
